When Is the Right Time to Buy a Property?

“Should I buy now, or should I wait?”

This is probably one of the most common questions people ask real estate agents — and understandably so. When property prices are changing, new developments are entering the market, mortgage conditions are shifting, and we constantly hear different forecasts about what may happen next, it is easy to start waiting for the “perfect moment.”

The problem is that in real estate, the perfect moment almost never arrives with a sign saying: “Buy now!”

A more useful question is: Are you ready to buy, and have you found the right property at a reasonable price?

The market matters — but it is not everything.

It is important to understand what is happening in the property market. In Bulgaria, residential property prices have been rising in recent years. According to the latest data from the National Statistical Institute, house prices in the second quarter of 2026 were 15.5% higher than in the same period a year earlier.

But that does not mean that every apartment, every house and every location has increased in value by 15.5%.

Real estate is an extremely local market.

A quality property in a desirable location, with a good view, functional layout and limited supply can perform very differently from another property just a few kilometres away.

So instead of asking only:

“Will property prices fall?”

it may be more useful to ask:

“Is this particular property worth its asking price?”

Should you wait for prices to fall?

There is no universal answer.

Waiting is also a decision — and it carries its own risks.

Imagine that today you find a property that meets almost all of your requirements, but you decide to wait another year because you hope prices will fall.

A year from now, prices may indeed be lower. But they may also be higher. And the particular property you liked will probably have been sold.

In the meantime, you may continue paying rent or postpone a move, an investment or another personal plan.

That is why trying to catch the absolute  When Is the Right Time to Buy a Property? of the property market is not always the best strategy.

When buying real estate, finding good value is often much more important than perfectly timing the market.

What about mortgage rates?

They matter enormously.

If you are buying with financing, do not focus only on the asking price of the property. Consider how much the mortgage will cost, what your monthly payment will be and whether that payment will remain comfortable within your budget.

As of August 2026, the average interest rate on new housing loans in Bulgaria was around 2.42%, according to the Bulgarian National Bank.

However, an average rate is only a reference point. The actual mortgage conditions you receive will depend on the bank, your income, deposit, loan term and individual financial profile.

This leads to an important principle:

A cheaper property with unsuitable financing is not necessarily a good deal. And a more expensive, higher-quality property that comfortably fits your budget is not necessarily a bad purchase.

Look at the whole picture.

So, when is the right time to buy?

A good time to buy is usually when three things come together: the right property, a reasonable price and your financial readiness.

If you have found a home that genuinely meets your needs, researched comparable properties in the area and can comfortably afford the purchase, postponing your decision simply because “it might be cheaper next year” may not necessarily work in your favour.

The opposite is equally important.

Do not rush into buying simply because someone tells you:

“This is your last chance — prices will only go higher.”

Your decision should be your own, and it should be supported by realistic numbers rather than pressure or fear of missing out.

What if you are buying as an investment?

Then you  When Is the Right Time to Buy a Property? look at the property slightly differently.

A beautiful view and an attractive location are certainly advantages, but an investment also needs to make sense on paper.

What rental income can the property realistically generate? Is there genuine rental demand in the area? What will maintenance cost? How easy would the property be to sell in the future? Are there developments planned for the surrounding area that could affect its attractiveness or value?

Do not buy an investment property simply because you believe that “property prices always go up.”

A strong real estate investment should still make sense even when the market temporarily slows down.

Ask yourself these 5 questions before buying:

  1. Can I comfortably afford this property without using all of my savings?

  2. Is the asking price realistic compared with similar properties in the same area?

  3. Will this property still suit my needs in 3, 5 or 10 years, rather than just today?

  4. What is the true total cost of buying it, including financing, taxes and fees, renovation, furnishing and ongoing maintenance?

  5. Would I still buy this property if I knew its value would not increase for the next few years?

The last question can be particularly revealing.

If your answer is still “yes” because you genuinely like the property, the location works for you, you can comfortably afford it and it solves a real need, then your decision is based on much stronger foundations than simply hoping for future price growth.

The Broker’s Advice

Don’t wait for the perfect moment. Prepare yourself for the right property.

Research the market before you begin serious viewings. Set a realistic budget. If you plan to use a mortgage, speak with a bank or mortgage adviser in advance. Decide which property features are essential and where you are prepared to compromise.

That way, when a genuinely good opportunity appears, you will be ready to recognise it — and to act.

Most importantly, do not buy because you are afraid of missing the market, but do not wait indefinitely simply because you hope prices will eventually fall.

The property market will always move.

But the right time to buy usually comes when your readiness meets the right property at the right price.

And that is far more important than trying to predict exactly what the market will do tomorrow.
